RENTAL GUIDELINES

CHECK IN TIME:   After 3:00 - 6:00 p.m. Eastern time

CHECK OUT TIME:   Before 11:00 a.m. Eastern time

OFFICE HOURS:  All South Realty is open Monday - Saturday 9:00 a.m. - 6:00 p.m. and on Sunday on a limited basis.

KEYS:  Keys must be picked up from our office and delivered back to our office upon departure. All South Realty's front door has a mail/key drop for early departures.

LENGTH OF STAY:  During June, July, & August, most accommodations are for a minimum of one week. During the rest of the year except for holidays, many have a three night minimum.

TAX:  All rates are subject to Florida sales tax, applicable county tax, and a processing fee.

RESERVATIONS: We reserve properties on a first come basis. The reservation fee and a signed copy of the agreement must be received in our office.

RESERVATION FEE:

• One-third of the total rental amount  is required to confirm all reservations.
• Reservation fee is  applied to rent upon check-in.
• A credit card will be used as a  damage/security fee upon check-in.
• Additional reservation fees are required on some homes.
• Reservation fees are non-refundable in the event of cancellation.
• Properties are booked on a first come basis by receipt date of reservation fee.

RENTAL PAYMENT:   Full payment is due six weeks in advance  and must be received before receipt of keys.  We accept cash, traveler's check, money orders, cashier's checks and certified checks. We accept personal checks if received by our office at least 14 days prior to arrival.

SUPPLIES:

• An initial supply of bed and bath linens, bath tissue, and bath soap is furnished.
• Kitchenware, dish towels, utensils, and dishes are furnished.
• Please bring additional bath tissue and bath soap, paper towels, detergent, dishwasher soap, garbage bags, foil, coffee filters, beach towels, and beach chairs.

GENERAL INFORMATION:

HEAT & AIR:  All homes / condos have central heat and air conditioning unless otherwise noted.

TVS:  TVs are furnished in most homes/condos. Reception is not guaranteed. Many homes/condos have cable, VCRs, and stereos. All South Realty can not provide replacements or give refunds for the failure of these items or of other small appliances.

PHONES:  Phones are provided unless otherwise noted. Guest are responsible for all toll calls and toll call surcharges.

MAXIMUM NUMBER:  Maximum number of occupants, at all times, is limited to the number the home/condo sleeps. OCCUPANCY LIMITS ARE SET BY THE STATE FIRE MARSHALL.

AGE REQUIREMENTS:  Since All South Realty caters to family groups and golfers, we can not accept reservations for vacationing students. Singles under the age of 25 unaccompanied by a parent will not be permitted to register and will be subject to forfeiture of deposit. Any reservation obtained under false pretense will be subject to forfeiture of deposit and the party will not be permitted to register.

PETS:  No pets are allowed at any time.

LIMITATIONS:  NO house parties, weddings, wedding receptions, reunions, large groups, campers, trailers or motor homes are allowed. If home/condo is booked for any of these purposes without our knowledge, occupancy will not be allowed and DEPOSIT IS FORFEITED. If discovered after occupancy, guest will be asked to vacate premises immediately with NO REFUND.

DAMAGES:  Tenants have full financial responsibility for damages due to misuse, negligence, or missing items. Each home/condo is checked after guest check out.

FOR SALE PROPERTIES:  Rental properties may be on the market for sale. Owners reserve the right to allow showing to prospects with an appointment. Guest will be notified in advance.

CHANGES:  All South Realty reserves the right to change rental assignments under special conditions or in the event of the sale of the rental property. Also, rates, descriptions, bed sizes, and availability are subject to change without notice.

COMMUNITY/CONDO RULES:  Tenants must abide by any rules and regulations that apply to the rental property.
